Property agent Seeff reveals that on a budget of between just under R300 000 – R1,5 million, purchasers can buy into a secure lifestyle and established neighbourhoods, close to major highways and roads, good schools and great amenities. 

Affordability is also a significant factor, with many first-time buyers looking to purchase off-plan, as there are transfer duty savings and the advantage of being in a newly-built unit. However, the space and value for money offered by slightly older units are also very attractive to first-time buyers, provided they don’t mind fixing their properties up a little over time. 


Two-bedroomed apartments in Goodwood start at R550 000, three-bedroomed apartments start at R900 000 and houses in this area start at R1,2 million.

Richwood, Bothasig and Burgundy Estate all offer easy access to the N7 and N1 and are close to Table View, Milnerton, Blouberg and Century City, making them desirable options for budget-conscious buyers.

Those looking for houses can buy in Bothasig and Richwood for R1,3 – R1,5 million, while apartments in the secure Burgundy Estate start at R1 million. In Mitchell’s Plain, small starter houses range from R500 000  – R900 000. Brackenfell, Kraaifontein and Kuils River are also value-for-money locations.

Parklands, one of the fastest-growing areas in Cape Town, attracts buyers from across the city, as well as from Johannesburg and other upcountry areas.


Thanks to its great weather, stunning beaches and views, the province caters for every price range in an array of settings, from rural to city to seaside. Many first-time buyers purchase properties priced below R1,5 million.

Popular areas to buy are Durban, the Dolphin Coast, Manor Estates, Sheffield Manor, Umkomaas in Scottburgh, Berea, the Bluff, Pinetown, Richards Bay, Bellair and Amanzimtoti. With luck, purchasers can find a free-standing home with up to four bedrooms for under R1 million in Richards Bay, Scottburgh Central and Pietermaritzburg.


The suburbs which attract the highest number of first-time buyers include Protea Glen, Weltevreden Park, Lonehill, Paulshof, Bryanston, Equestria, Moreleta Park and Die Hoewes, with prices starting from as little as R270 000 in Sunnyside – one of the fastest-growing areas, with good infrastructure and a convenient location.

Suburbs like Equestria and Moreleta Park are considered ideal for first-time buyers hoping to upgrade eventually to bigger, more expensive properties. 

Lonehill and Bryanston offer a range of properties, from newer units to those closer to 30 years old. Prices for a one-bedroomed apartment start at R800 000 in Lonehill and R1,2 million in Bryanston.


Evander has entry-level prices of R500 000 in a peaceful rural-feel environment and mostly attracts buyers working for Sasol. Here, a three-bedroomed home with a big garden can be bought for less than R1 million – and these properties sit on large stands, offering owners the opportunity to expand or build a granny flat, if the zoning allows for it.


According to Lightstone data, in suburbs such as Port Elizabeth Central, Southernwood, Scheepershoogte, Salsoneville, Taybank, Sidwell, Bathurst, Aliwal North, Stutterheim, Wavecrest, Westering, Port St Francis and Retief, there are great homes priced under R1,5 million.
